The route that still costs €250,000

Standard Athens property now requires €800,000 for residence eligibility. The exception written into Law 5100/2024: residential units converted from commercial use, anywhere in Greece, with no size minimum — at €250,000, provided the conversion is completed before the application is filed. Most of the journey is handled under power of attorney by Greek counsel — you do not need to be in Greece for the purchase. Use 6–8 months as an indicative end-to-end planning range, not a guarantee; authority workloads and the applicant's documentation can change it. The bank account and source-of-funds screening are sequenced first. US applicants should expect statements and a documented source narrative such as salary, business income, a sale or inheritance.

The American-specific questions

Taxes: the US taxes citizens on worldwide income wherever they live — Greek residency does not remove IRS filing obligations. A foreign tax credit may be available for qualifying foreign income taxes, but the result is fact-specific. Serious buyers should plan the structure with a qualified CPA or international tax attorney before closing.
