Tax notice · announced 5 September 2026

Greece will raise the transfer tax for non-EU buyers from 3.09% to 15.45% — from 1 July 2027.

Announced by the Prime Minister at the Thessaloniki International Fair, first for 1 January 2027; the Finance Ministry has since set 1 July 2027. It applies to individual buyers who are not EU/EEA citizens or long-term residents, on residential property. On a €250,000 unit the transfer tax goes from €7,725 to €38,625. The bill is not yet published, and whether the €250,000 conversion route is exempted is still open.

Deeds signed before the effective date are taxed at today’s 3.09%. Bank onboarding takes 2–4 weeks and a deed typically follows 2–3 months after reservation: files that start in the fourth quarter of 2026 close comfortably before 1 July 2027; files that start in spring 2027 may not.

Fifteen minutes to Athens International Airport, thirteen to the sea at Porto Rafti, and Metro Line 3 from Koropi to Syntagma on a €1.20 ticket. The British school at Koropi lists Markopoulo in its nearest bus zone.

How are allocations handled?
First come, first served — no tranches, no automatic holds. If you need a reservation for a specific client, terms are agreed case by case with the owner once the client’s bank account and KYC are in place. No exclusivity per market: the agency your client chooses handles the file.
What is the realistic timeline for a client?
Six to eight months from reservation to residence card. Bank account opening runs two to four weeks and is sequenced first — no client funds move before the bank has cleared them.
Can owners rent the units out?
Yes — through managed long-term leases of 12 months, structured for full Golden Visa compliance, with net income remitted to the owner. Management is in-house, so your client never deals with a tenant.
What documents do partners receive?
Per-building legal opinion from independent Greek counsel, the complete permit chain, engineer’s technical reports, title and cadastre status, the unit schedule with the price grid, and the partner agreement.
